Arizona Revised Statues make it possible for community colleges to increase property tax levies each year by 2 percent over the prior year’s amount. For Fiscal Year 2018-2019, this 2 percent represents a total increase of $494,224 in the college’s total property tax levy. That means for a home valued at $100,000, the cost would be $2.59 for the entire year; on a $200,000 home, the cost would be $5.18 for the year.
This does not mean homeowners experience the 2 percent increase to their overall tax bills. The amount is distributed among all properties in the county and the amount the property owner pays is determined by the value of the home and the tax rate that pertains to the college’s levy.
To help maintain a balance of the dollar amount to the homeowner and the college, when a home’s assessed value decreases, the tax rate increases; likewise when a home’s assessed value increases, the tax rate decreases.
